Connecticut Apartment Association Nutmeg Awards
Judging will be on a point value system.
Each item that is required per the application below will be scored one point for being present.
Additionally, each description, report, review, etc. will be judged by an Association Management Team member from another state.
These will be based on the criteria you are to be demonstrating on a scale from 1 to 5.
All optional materials will be given 1 point for being present and given a 1-3 score based on the amount of additional value the item adds to the application.
Above and Beyond Award
This award will be given to a property or vendor member who has demonstrated their ability to:
- Positively impact his or her property, community, or another individual by doing something far beyond the normal realm of daily duties
- Action or program should have had a major positive or transformational effect on another individual, a property or a community
- Showcase their commitment to philanthropy and service through volunteerism and service to CTA
The nominee must be employed by a Management Community OR Business Partner Member in good standing with the CTAA.
Affordable or Low-Income Property of the Year
Property must demonstrate:
- Service to residents
- Community programming
- Maintenance of property occupancy rates/retention
- Exceptional levels of compliance, recertification & state inspection results
Management Community in good standing with the CTAA with 80% or more units with an affordable component.
Business Partner Company of the Year
Company must demonstrate:
- Excellence in building important customer relationships
- Customer satisfaction
- Service & product quality highlighting integrity in all business transactions
- Involvement in CTAA
The nominated Business Partner Member must be in good standing with the CTAA.
Community of the Year (1-150 units)
- Service to residents
- Floor layouts, including interior & exterior
- Community programming
- Maintenance of property
- Occupancy rate/retention
Community of the Year (150+ Units)
- Service to residents
- Floor layouts, including interior & exterior
- Community programming
- Maintenance of property

Corporate Leader of the Year – Corporate Support Positions
For Corporate Support Team Members of Property Management Companies.
Executive Leader of the Year -Regional and Above
Individual overseeing multiple teams (i.e. senior leadership, vice presidents, district/regional/multi-location managers, upper-level executives).
They must demonstrate:
- Leadership & professionalism
- Budgetary skills
- Management of staff and multiple teams
- Application of uniform policies & procedures
The nominee must be employed by a Management Community OR Business Partner Member in good standing with the CTAA.
Maintenance Supervisor of the Year
Individual must demonstrate:
- Resident satisfaction: timely response & outcome service
- Communication with residents & staff maintenance skills
- Ability to lead & manage maintenance staff
The nominee must be employed by a Management Community in good standing with the CTAA.
Maintenance Technician or Team of the Year
Individual must demonstrate:
- Resident satisfaction: timely response & outcome service
- Communication with residents & staff maintenance skills

Major Rehab Community of the Year
Must demonstrate rehabilitation of community spaces and at least 50% of all units.
Management Company of the Year
Company must demonstrate:
- Financial oversight & leadership
- Marketing, leasing & maintenance of properties
- Innovative resident & employee programs
- Training & staff development
- Involvement in CTAA
Management Company Member in good standing with the CTAA.
New Construction Community of the Year
Must demonstrate completion of community within the last 24 months.
Office Team Member or Office Team of the Year
Team must demonstrate:
- Customer service skills
- Closing skills
- Phone skills
- Team instructions & dynamics
The nominee must be employed by a Management Community OR Business Partner Member in good standing with the CTAA.
Property Manager of the Year
Individual must demonstrate:
- Resident and staff retention & satisfaction
- Leadership professionalism
- Budget development & management
- Innovative programs for residents & staff
The nominee must be employed by a Management Community in good standing with the CTAA.
Student Community of the Year
- Service to residents
- Floor layouts, including interior & exterior
- Community programming
- Maintenance of property
